90 Minutes Work Completed in 90 Seconds

We are on a mission to transform the working lives of letting agents across England & Wales by delivering an intuitive, automated, time-saving product in the form of The Depositary. Focusing on the tenancy conclusion process (once notice has been served through to refund or dispute) we are working tirelessly to turn hours of work into minutes. Whilst we constantly tweak and refine our platform (we have released over 400 updates and new features since we launched two years ago) to deliver ever-better results, we have known for a long time that obtaining our goal is going to require top class integrations with some of the finest products and services in our marketplace.

In the beginning, this started with our TDS integrations- we are now integrated with both the TDS Insured & Custodial schemes. We are not only removing duplicated data-entry and the need to visit additional dashboards and tasks in doing so but, as highlighted in Tuesday's article from propertymark here, we are also removing a cost risk by auto-concluding deposit protection. We also have an API with Please Connect Me (the utility management service for agents) transferring key tenancy & meter data to them instantly to massively reduce the work required by agents to effectively close bills and manage void periods.

However, the biggest time-savings we deliver agents is through our inventory partner integrations. Our original integrations with Inventory Hive, inventorybase & No Letting Go launched back in late 2020 and, almost overnight, transformed how data is extracted from Checkout reports.

We instantly capture and distribute the Checkout report to all parties, extract all meter reading data and, crucially, capture any dilapidations that app[ear to be the liability of the tenant and therefore are relevant to deposit reconciliation discussions.

We have now taken this integration one step further with our 'batch merge & delete' functionality. This enables agents to merge or group dilapidations as they see fit, ready for review by a Landlord and then negotiation with the tenant. How an agent chooses to organise this is their choice entirely- they may wish to group all alike issues together such as blown light bulbs, cleanliness issues, wall scuffs, etc- they may wish to group by category (cleaning, damage, gardening, redecoration, rent or other) OR to group according to the contractor that will quote & resolve the issues. Once that has been done, they can quickly remove any irrelevant matters that fall under fair wear & tear or pre-existing issues using delete. These actions, even on the most dilapidated of tenancies, can now be performed by agents in a matter of seconds.

No reading & reviewing a checkout report, no manual meter reading extraction, no lengthy write-ups to landlords and negotiations emails with tenants- all of this and more completed with around 90 seconds work. What's more, our agents are embracing an evidence-led approach to deductions, often presenting a more professional and transparent process to landlords and tenants alike.
